Gate Repair and Pool Latches in Allen, TX

A gate is the only part of a fence that moves, so it is the first part to go wrong. Around a pool, a gate that does not latch is a safety problem with a city rule attached.

Why a Gate Drags

A dragging gate has one of three causes: the hinge post has moved, the gate frame has gone out of square, or the hinges have worn or pulled loose.

Open the gate halfway and let go. If it swings by itself, the hinge post is no longer plumb. If it stays put but the latch side hangs low, the frame has racked. If the hinge screws are pulling out of soft wood, that is the third case.

The hinge post carries the whole weight of the gate on one side. In clay that shrinks and swells through the year, it is under more strain than any other post on the fence.

Repairs, From Small to Large

  • Adjust or replace hinges and latch. New hardware, longer fasteners into sound wood, and the latch moved to meet its catch.
  • Square the frame. A diagonal brace or a steel cable kit pulls a racked wooden gate back into shape.
  • Rebuild the gate. A steel gate frame with new pickets on it does not rack the way an all-wood frame does.
  • Replace the hinge post. A steel post set in concrete, sized for the gate. The city’s guideline calls for metal posts 18 inches deep; a gate post is often set deeper.
  • Widen or move the gate. A wider opening for a mower or trailer means new posts on both sides.

Pool Gates: What the City Requires

Test it the way an inspector would. Open the gate a foot and let go. It should swing shut and latch with no push. Try it from wide open too.

Gates fail this test for the same reasons they drag: a hinge post that has shifted, a frame that has sagged until the latch misses, or self-closing hinges that have lost their spring. Each is repairable.

If a pool gate does not latch, treat it as urgent. Keep the gate tied or locked shut until it is fixed. This page describes the city’s fence guideline only; pools are also covered by other safety rules that a pool professional or the city can explain.

Questions About Gate Repair and Pool Latches

How much does gate repair cost?

A 2026 national guide gives $125 to $513 for gate repair or replacement. A new hinge post adds to that.

Why does my gate stick in summer and not in winter?

The clay around the posts shrinks when dry and swells when wet, and wood changes size with moisture too. A gate hung with very little clearance will bind at one end of that cycle.

Can a wooden gate be stopped from sagging again?

A steel frame, or a properly braced wood frame on a steel hinge post, holds its shape far better than an unbraced wooden gate.

How high does a pool gate latch have to be in Allen?

The city’s residential fence guideline says the latching device is on the pool side, a minimum of 4½ feet from the ground.

Describe What the Gate Does When You Let Go

Swings open, hangs low, or will not catch. A fence contractor can usually name the cause from that.
