Fence Repair in Twin Creeks
Twin Creeks was built over 26 years, from 1994 to 2020, around an 18-hole golf course. Two things follow: fence ages vary by phase, and many lots have two kinds of fence.
Which Phase Is Your Street?
| House built | Fence age in 2026 if original | Most likely call |
|---|---|---|
| 1994 to 1999 | 27 to 32 years | Replacement, or posts failing along a run |
| 2000 to 2009 | 17 to 26 years | Leaning posts, soft picket bottoms |
| 2010 to 2020 | 6 to 16 years | Gates, stain, storm repairs |
The table is arithmetic from build years, not a survey of Twin Creeks fences. Your closing papers or the county appraisal record will give the year your house was built.

Course Lots: Metal Behind, Wood on the Sides
A lot that backs to a fairway or green commonly has an open metal fence across the back, so the view stays open, and wooden privacy fence down each side. Those are two different repairs by two different methods.
- Metal: rust at the bottom rail and welds, bent pickets, loose posts. Wrought iron and steel repair.
- Wood: posts, rails and pickets. Leaning fences and posts.
Where the wooden side fence meets the metal back fence there is usually a step down in height. Ask the contractor to rebuild that transition the way it was unless the association says otherwise.
Twin Creeks has association fees and shared amenities, and course-facing fences are the kind of thing associations regulate. This site has not read the Twin Creeks fence standards. Ask the association before changing height, style or color on a course lot.
Twin Creeks Fence Questions
Who owns the metal fence along the golf course?
It varies. Ask the association whether the fence at the back of your lot is yours to maintain.
Can I replace the metal fence with a wood privacy fence?
The city’s guideline lists both wood and wrought iron as acceptable. Whether the association allows a solid fence facing the course is a separate question to ask first.
My house is in one of the newest phases. Why is the gate already dragging?
Gate posts carry the most load and move first as the clay around them shrinks and swells. It is usually an adjustment or a hinge post, not a sign the fence is failing.
Wood, Metal or Both?
Say which, and which side of the lot. It decides who the contractor sends.
