Fence Repair in Montgomery Farm
Homes here were built between 2018 and 2021. A fence five to eight years old should not be rotting. When something is wrong, it is a specific, fixable thing.
What Goes Wrong on a Young Fence
On a fence under ten years old, look at gates, storm damage and finish. Structural trouble this early points to one post or one footing, not the whole line.
- A gate that has dropped. The most common early call anywhere. Gate repair.
- Pickets off after wind. Fasteners let go on a few boards. A short visit.
- Fading and graying. A fence that was never stained, or was stained once at move-in, is due. Staining and sealing.
- One leaning post. Worth fixing promptly so it does not rack the sections on either side.

Adding a Pool Changes the Fence’s Job
Newer homes are where pools get added. Once there is a pool or hot tub, the yard fence is a safety barrier under the City of Allen’s guideline: at least 4 feet high, with gates that close and latch by themselves and a latch on the pool side at least 4½ feet above the ground.
A builder’s standard side gate may have none of that hardware. Have the gates checked and changed over when the pool goes in, not after.

Association Standards
Montgomery Farm has a homeowner association. Communities of this age commonly have written fence and stain standards, and owners are expected to follow them for repairs as well as new work. This site has not read Montgomery Farm’s and does not describe them. Ask the association for the current document before any visible change.
Montgomery Farm Fence Questions
Is my fence still under the builder’s warranty?
Check your closing documents. Builder warranties vary, and this site cannot tell you what yours covers.
When should a new fence first be stained?
Once the wood has dried, following the stain maker’s directions. If it has never been stained and has turned gray, it can be cleaned and stained now.
Do I need a different gate latch for a pool?
The city’s guideline requires pool gates to be self-closing and self-latching, with the latch on the pool side at least 4½ feet from the ground.
