Fence Repair in StarCreek
StarCreek’s 529 acres were built out between 2005 and 2015, with Cottonwood Creek through the middle. Its fences are now 11 to 21 years old, and the first real repairs are due.
What Fails First on a Fence This Age
The gate post
It carries a swinging load and is the first post to shift in clay that moves with the seasons. A gate that has started to drag is the early warning.
The bottom of the pickets
Fifteen years of mulch, soil and sprinkler spray against the boards shows up as dark, soft wood along the base, on the yard side first.
One or two line posts
Usually at a low spot where water stands, or at a corner.
Each of those is a repair. None of them, by itself, is a reason to replace a fence in StarCreek yet.

Lots Along Cottonwood Creek and the Lakes
StarCreek has two lakes, ponds and trails along Cottonwood Creek. Homes that back to that open space often have a metal fence on the open side.
The City of Allen’s guideline does not permit fences in floodplain areas and requires the Engineering Department’s permission for fences in drainage and utility easements. Before replacing or moving a fence on a creek or lake lot, ask the city where those boundaries are, and ask the association whether that fence is yours.
For rust and loose pickets on the metal side, see wrought iron and steel repair.

Keeping a Mid-Life Fence Going
- Pull mulch and soil back from the base of the pickets.
- Aim sprinkler heads away from the boards.
- Have loose posts replaced before they pull the sections beside them out of line.
- Clean and stain once the repairs are done, in a color the association accepts.
This site has not read StarCreek’s association standards. Check them before choosing stain or changing style.
StarCreek Fence Questions
My StarCreek gate drags on the concrete. Is the fence failing?
Probably not. It is most often the hinge post or the gate frame, and both are repairable.
Should I stain a 15-year-old fence?
If the wood is sound, yes; it is cleaned first. Fix posts and soft boards before staining.
Who maintains the metal fence facing the creek?
Ask the StarCreek association whether it belongs to the lot owner or to the association.
